Based upon market research reports from leading North American real estate firms, industrial, logistics, data centers and multi-family were the strongest in demand properties since 2020 and this is expected to remain through 2021 due to most Covoid challenges. Office, retail, and hotel demand has been reduced but expected to improve as Covoid vaccination rates improve, and travel restrictions are eased leading to increased business activity and positive net absorption. Retail continues to face significant challenges due to growing on-line ecommerce and restaurants due to government Covoid mandates on occupancy restrictions.

In southern Ontario, vacancy rates are in the 1% to 2% range for industrial, 2-3% for multi-family and in the 20% range for office. There is a shortage of serviced industrial land and industrial buildings with high ceilings. Ceiling height under 20 feet was common years ago but many users now want 25 – 36 feet depending on industrial, or warehouse uses.

Sarnia-Lambton has prime fully serviced industrial sites along Highway 402 which connects Highway 401 and I94 into the United States. There are fully serviced  private  sites available and public fully serviced research park land and business park land available in sites across the County located on key transportation corridors. Large scale campus  industrial sites with access to docking, rail, heavy power are available with potential for some turnkey services.
